Val d'Europe - “business establishment costs that are among the lowest in Ile-de-France” according to a KPMG study
A study conducted by the firm KPMG, entitled “A comparative study of appeal factors to establishing in Val d'Europe - September 2008”, highlights the fact that "Val d'Europe has major assets in terms of infrastructure and quality of life within an urban setting, combined with business establishment costs that are among the lowest in Ile-de-France".
The study analyses Val d'Europe’s appeal factors as compared to those of 6 other most prominent business clusters in Ile-de-France: Avenue Montaigne, La Défense, Paris Rive Gauche, Fontenay-sous-Bois, Saint-Denis and Noisy-le-Grand.
• In terms of overall set-up costs, Val d'Europe proves to be the most appealing location1 (Val d'Europe: basis of 100), just ahead of Noisy-le-Grand (117) and Saint-Denis (133), and far ahead of La Défense (201) and Avenue Montaigne (288)
• For each of the 5 chosen appeal factors (real estate cost, business tax, property tax, office space tax and transport remittance), Val d'Europe shows the most competitive advantage in terms of weighted real estate costs and office space tax, and ties with 3 other sites when it comes to transport remittance.
"The KPMG study shows that with a lower set-up cost, for instance 50% lower than La Défense and 30% lower than Saint-Denis, Val d'Europe offers businesses of all sizes a genuine economic alternative for establishment and, unquestionably, the best value for money in Ile-de-France, said Francis Borezée, Vice President of Real Estate and Tourism Development for Euro Disney, the site developer.
Within a weakened economic environment, Val d’Europe thus offers an opportunity for users to optimise their real estate costs, while providing genuine quality in terms of environment and services for employees.”
• The study further highlights the importance of Val d’Europe’s qualitative assets to any company establishing itself there:
- Its exceptional accessibility: the leading TGV hub in France (London in 2 hours 15 minutes by Eurostar, Roissy-CDG Airport T2 in 10 minutes by TGV...); RER Line A (Paris in 35 minutes); direct access to the A4 motorway...
- The considerable reception potential provided by the immediate proximity of Disneyland Paris, the leading European tourist destination: 2 convention centres (1,200 business events per year over a 17,000 sq. m. surface); the 4th-ranking hotel capacity in France outside Paris (over 8,000 rooms).
- Multiple services facilitating a positive day-to-day experience for companies and their employees: Val d’Europe’s regional shopping centre; the Paris – Val d’Europe Business Park’s lifestyle centre (shared staff restaurant facility, working lunch platter service, fitness club, dry cleaning and laundry service, crèche, etc.).
- Fundamental public facilities for the region: an academic and knowledge cluster (affiliated to Marne-la-Vallée University hosting the Ile-de-France Environmental Engineering Institute); a future regional hospital (2011); a secondary school with an international program (2010); a network of 5 media libraries, etc.
